Getting Started

If you're planning building work in the ACT, you will usually need building approval before starting. Here's what you need to know.

Before Building Approval

Before we can start the building approval process, you will typically need to provide the following documents.

Proof of Ownership

Rates Notice, Valuation Notice, or an application to register or transfer a Crown Lease.

Architectural Drawings

Prepared in accordance with AS1100 Technical Drawing General Principles.

Site Soil Classification

Prepared by a structural or geotechnical engineer in accordance with AS2870.

Structural Engineering Drawings

A full set of structural engineering drawings for the proposed works.

Energy Efficiency Report

An Energy Efficiency Report (EER) or Glazing Calculator for the proposed works.

Asbestos Survey (if applicable)

Required for demolition, additions or alterations to dwellings built prior to 1990.

Neighbour Notification Forms

Forms 7A and 7B required for works in existing suburban areas.

Appointment of Certifier

A signed and completed Application for Building Approval.

Before Construction Begins

Before a Building Commencement Notice can be issued, you will also need to provide the following.

Appointment of Builder

Application for Commencement Notice including builder appointment details.

Home Owners Warranty Insurance

Provision of a valid Home Owners Warranty Insurance Certificate.
